Why use this for AVM

The most-cited consumer AVM, in your stack

Every homeowner and buyer in the US has seen their property's Zestimate. It is, for better or worse, the anchor number consumers walk into a transaction with.

Investor-pricing models that ignore Zestimate are flying blind on the counterparty's expectations. The seller saw $622k on Zillow this morning. Your AVM showing $588k isn't wrong — but you need to know they're starting from a different number.

Use it as a baseline, a sanity check, or an ensemble input. Don't use it as your sole source of truth.

FAQ

Zestimate-specific questions

Zillow publishes a national median error rate around 2.4% on-market and ~7% off-market. Accuracy varies by metro — dense metros with high turnover (Austin, Phoenix) are more accurate than rural off-market. We surface whatever Zillow returns; we don't second-guess their model.
